When did the advertising rule start, and which dates matter?

From 25 November 2025 a property must comply before it is advertised or offered for rent, not only on the day the renter moves in. The standards apply to agreements entered into on or after 29 March 2021, and the window covering anchor requirement started on 1 December 2025.

What is not covered by a rental minimum standards inspection?

Electrical safety certification, the two-yearly gas and electrical safety checks and smoke alarm testing, which belong to licensed trades. We also do not operate or commission the heater, cooktop or other appliances, test for asbestos or mould type, inspect for timber pests, or open up any part of the building. Rooming houses have separate standards. Areas we cannot reach on the day are listed in the report.

Who signs off electrical safety?

A licensed electrician. Electrical safety is one of the 15 standards, and we photograph and record the switchboard so you know what is there, but the certification has to come from the electrician.
