In short: Roof drainage is where most of these start, and the damage appears a long way from the cause.
The stain is not the problem
Water travels. Where it shows is rarely where it entered, which is why describing the damage is useless.
Roof drainage first
A spreader discharging in the wrong place or a blocked valley puts water somewhere it was never meant to go.
Then the covering
Cracked and broken tiles, flashings and capping grading.
Then the framing
Accessible roof timber beneath the affected area, checked for damage that has already happened.
What the report gives you
The entry point, the cause and what the standard requires, so the builder has something to answer.
